Property Overview


The Property

The total property consists of approximately 102 situated on Michigan’s 45th parallel and premier cool climate growing season in beautiful Leelanau County, Michigan. Property has 2 adjoining parcels – a 71 acre parcel at 9900 E. Kolarik, Suttons Bay, Michigan and its adjacent 31 acre parcel at 4125 N. Jacobson Road, Suttons Bay, Michigan. This property was a former orchard and is well suited for grape growing. This property is one of the largest all vinifera vineyards in Leelanau County.

The Vineyard

There are approximately 27 acres in full production with mature vinifera. The vineyard was first planted in 1992 with subsequent plantings through to 2001. There are an additional 30 acres cleared and ready for planting. Current production is approximately 60 – 80 tons.

The vineyard has 2 wells and irrigation is installed including drip lines.

The maintenance of the vineyard was contracted at the beginning of the 2006 season to Mutual Farm Management. There are two mobile homes on the property, along Kolarik Road, which are now leased to the contractor for their workers. The site has 3 electric services and an approved well and septic system.

The Winery

The winery consists of a 5,000 square foot building, completed in 2003, and fully equipped with modern efficient processing equipment to handle all processing from grape receiving to bottling. There is also an additional Timberframe building with 1152 square foot, which was established in 1999 as the initial winery. Both manufacturing facilities are maintained under one retail License.

The winery produces awarding winning Chardonnay, Riesling, Pinot Gris, Pinot Noir, Merlot, and Cabernet Franc, and has capability for processing & storage of up to 10,000 cases of product.

There is 600 volt 3-phase power and a well servicing this main insulated metal building, as well as the lower Timberframe building. There are two approved septic systems and a waste-water settling pond.

A contracted Winemaking Consultant performs all the winemaking duties. The two part-time individuals handle all processing from grape receiving to bottling.

The Tasting Rooms

Chateau de Leelanau has two busy tasting rooms in leased facilities in Suttons Bay and Frankenmuth, Michigan, each with a retail license including direct delivery. There is a newly installed, fully computerized Microsoft RMS system in place with networked computers between the two stores.

The Suttons Bay tasting room is a two-story leased facility 5 miles south of Suttons Bay on the M-22 highway. This site was chosen for its highway exposure and close proximity to 5 other wineries. The retail shop is a leased facility in a retail complex. The complex is a turn of the century barn complete with silo’s that has been sub-divided into retail space including a flower shop, the Chamber of Commerce office, an Architects office and Log Home Manufactures office.

The lease is transferable and the property is also offered for sale from the landlord as a condo development. This retail shop is licensed for wine sale and also for foodservice as a Deli. There are six regular part-time employees at the Suttons Bays store.

The Frankenmuth tasting room was opened in 2005. It is also a leased facility and is available for purchase or the lease may be assumed. There are two salaried and two part-time employees in Frankenmuth.

Outside sales and wholesale are handled in-house by each location. A distributor is not utilized.
